1. Who We Are

The TijarHub websites, the TijarHub web app and the TijarHub WhatsApp service (the “Service”) are operated by TIJAR HUB - FZCO, licence number 78415, registered address A5, DSO-DDP-A5-D-FLEX-G096, Dubai Silicon Oasis, Dubai, UAE (“TijarHub”, “we”). By using the Service you accept these terms and our Privacy Policy.

2. What TijarHub Does

TijarHub helps businesses find commercial property in the UAE. We collect your requirements, search the market and, with your consent, introduce you to licensed real estate agencies, landlords or free zones.

TijarHub is not a party to any lease, sale or brokerage agreement you sign with them, and does not act as your real estate broker. Property information comes from third parties; we check it with care but do not guarantee its accuracy or availability.

3. Who Can Use the Service

You must be 18 or over and use the Service for business purposes. If you act for a company, you confirm you are authorised to do so.

4. Your Information

You agree to give accurate information and to keep your account details secure. You are responsible for activity on your account.

5. Using TijarHub on WhatsApp

• You can continue your enquiry on WhatsApp by messaging our official number, shown in WhatsApp with the business name TijarHub. We only message you about your own request unless you separately agree to receive offers.
• Reply STOP at any time to stop WhatsApp messages from us. Type “human” at any time to reach a person.
• WhatsApp is provided by Meta under its own terms. Your mobile operator’s data charges apply; TijarHub does not charge you for messages.
• Do not send passwords, card numbers, Emirates ID or other identity documents over WhatsApp. TijarHub will never ask for payment or a password on WhatsApp.
• Some agencies use TijarHub on their own WhatsApp number, shown with the agency’s name and “powered by TijarHub”. Those conversations are between you and the agency.

6. Automated Assistant

Our first replies, on the web and on WhatsApp, come from an automated assistant. It helps organise your property search and can make mistakes. Check important details, such as price, size and availability, with the agency or landlord before you decide. Nothing the assistant says is legal, financial or tax advice.

7. Acceptable Use

You agree not to misuse the Service, including sending unlawful, abusive or misleading content, impersonating another person, collecting other users’ data, scraping or overloading the Service, or using it to send unsolicited marketing.

8. Intellectual Property

The Service, its software, design, brand and content belong to TijarHub or its licensors. You may use them only to use the Service.

9. Third-Party Services

The Service relies on third parties such as Meta (WhatsApp), Google and our hosting providers, and may link to third-party websites. We are not responsible for their services or content.

10. Liability

The Service is provided “as is”. To the extent the law allows, TijarHub is not liable for indirect or consequential loss, lost profits, or decisions you make based on information from the Service or from agencies or landlords. Our total liability to you is limited to the greater of the fees you paid us in the 12 months before the claim and AED 1,000.

11. Suspension

We may suspend or close access if you breach these terms or misuse the Service. You can stop using the Service at any time and ask us to delete your data as explained in How to Delete Your Data.

12. Changes

We may update these terms. We will post the new version here with its date and, for material changes, tell registered users by email or in the Service.

13. Governing Law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. You and TijarHub agree that any dispute arising from these terms or the Service will be decided by the courts of the Dubai International Financial Centre (DIFC Courts), including the DIFC Small Claims Tribunal where the claim falls within its limits.
